Sale Process

1. A lawyer conducts a research concerning the possession documents and all documents are brought to a notary.

2. A transfer tax statement is submitted. Unless the owner is discharged of the house acquisition tax, the transfer tax of a property results as follows: 8% tax for a price up to 20000 euros, 10% tax for a price over 20000.

3. Conducting an agreement: the transaction process takes place while both a lawyer and a notary are present. The presence of a lawyer while signing the deed is necessary if:
A. the property is located in Athens or Piraeus and is worth over 29.347,0286 euros.
B. the property is not located in Athens or Piraeus and is worth over 11.739 euro.
C. If the value of the property is smaller than the prices noted above, the deed can be prepared and signed by the involved parties, without a lawyer.

4. The minimum lawyer fee, according to the "Laws concerning Lawyers", results as follows:
A. 1% if the contract price is less than 44.020 euros.
B. 0.5% if the contract price is between 44.020 and 1.467.351 euros.
C. 0.4% if the contract price is between 1.467.351 and 2.934.702 euros.
D. 0.3% if the contract price is between 2.934.702 and 5.869.405 euros.
E. 0.2% if the contract price is between 5.869.405 and 14.673.514 euros.
F. This fee only covers the preparation of the contract and the necessary lawyer’s presence during its signing. A lawyer’s most important work is to conduct a thorough legal investigation on the property, checking whether it is clear of legal expenses etc. Any extra legal services are charged separately.
G. The notary is responsible for drawing up the transaction contract as well as singing it. The notary’s fee is 1% of the contract’s value, plus the copies’ expenses and is paid by the buyer.
H. Both the lawyer’s and the notary’s fees are with taxes.

5. The land registry registration for property transfer costs 1.475% of the contract’s value and the plat book registration 0.0575%. Unpaid land registries are with taxes.

Renting business property - The Real Estate Consultant fee is usually at least one month’s rent with taxes for the land lord as well as the tenant.

Seasonal rental - the fee is agreed in advance.
